Toronto is less one city than a hundred villages that happen to share a subway. Leslieville and The Junction feel nothing alike, the Beaches doesn't believe it's downtown, and Etobicoke has lakefront the rest of the city forgets about. If your wish list starts with 'walk to everything', start here.
If you want to walk to brunch, this is your city. Just know that 'detached' and 'downtown' rarely share a sentence with 'under a million'. Condos and semis are where the magic happens.

Getting around
